Another great post, thanks for the mental exercise!

After following Dave R, I paid off all my debts, then my cars, then my home. My rate was at 3.5%, but being debt free since 2017 has been amazing. I retired early in 2024, sold my home for 100% of my purchase price, flipped that into a new, much larger home in a no tax state, with lower property taxes and low energy expenses, and a location that is perfect for my retirement.

Looking back, I wouldn't change a thing. I think for the average homeowner, the security alone of a paid-off home is unparalleled.

Paying off the mortgage on your home is a security and freedom decision. Paying off the mortgage on your rentals is an investment decision based on a host of considerations including taxes, current interest rate and available alternatives for your money. I’m a big fan of the first and agnostic on the second.
